First established in 2012 in Romania, Syndre Valuation has continued its expansion by establishing operations in Croatia, Hungary and Serbia with the aim of delivering best practice valuation and allied consulting services.

Syndre provides an extensive range of valuation services to private and institutional clients as well as banks and other financial institutions. Our services include due diligence appraisals for sales and tax purposes, as well as consultation and advisory assignments including feasibility and “best-use” analyses.

Real Estate Valuations

Our Valuations teams provide clients with a broad range of property valuations for commercial, residential and real estate development projects.  We draw upon our experience across a broad field of sectors and our team of experts is able to prepare valuations even for atypical properties such as farmland, greenfield and brownfield development properties.

Our valuations track record includes a broad scope of services from small value individual properties right through to multi-million Euro assets and large portfolios made up of hundreds of properties.  Our clients include individuals, banks and other financial institutions, property developers, and Real Estate investors.  Our valuations are carried out to best practice domestic and international standards.

Distressed Assets Valuations

We specialise in the valuation of distressed portfolios of assets.  Our staff are experienced industry professionals with exposure to both Non-Performing Loan (NPL) as well as Real Estate (REO) portfolios, who have a long-term relationships with banks, institutional and private owners, as well as insolvency trustees.

Our valuation teams work with clients on both sides of distressed transactions including:

  • Banks and other financial institutions, helping them to develop their divestment strategies of secured portfolios of assets, and,
  • Investors, looking to purchase NPL or REO portfolios and who require market valuations for their underwriting purposes.

The NPL and/or REO valuation methodology varies dependent on client requirements, eg. from “desktop valuations” suitable for large portfolios comprised of hundreds of assets which are based on our proprietary market data, through to comprehensive “one-off” individual asset valuations on the basis of on-site viewings and detailed property surveys set against the context of local market data and research.
